What is a home inspection?

A home inspection is a complete, objective, visual examination of the overall physical structures and systems of a house, from the roof to the foundation, and surrounding landscape.  An inspection will determine the quality and integrity of the home and point out the areas where the home may not be functioning properly, as well as show places where the home may be unsafe.

How long does the inspection take?

An average home inspection will take about 3 hours to complete, depending on the size of the home.  After the home inspector has inspected the home, he will meet you onsite for a brief walk-through to discuss his findings.  The walk-through usually takes between 45 minutes to 1 hour.  A detailed report will be finalized and emailed out the same day in pdf format.

How much does a home inspection cost?

The average home inspection costs around $315 according to Home Advisor.  Condos and smaller homes under 1,000 square feet can cost as little as $200, while larger homes over 2,000 square feet can run up to $400.  Other costs can be added for additional tests such as Radon, Mold, and Termites. 


The age of the home may also increase the price of the inspection.  Some newer homes and can be inspected in 2-3 hours, while older homes may take 4 or more hours to inspect.  This is due to repairs, additions, and other unique characteristics featured in some older homes.
